Submitting all the paperwork to qualify for a home loan is not an easy task. Getting financing does involve some paperwork for you, but The Lake Team and Guaranteed Rate know how to minimize paperwork. We will identify any required documents needed to start the loan, and will continue to monitor required documentation through the entire process beginning at application right on through the closing.   This method ensures a smooth process from start to finish. 

Because of our approach to mortgage lending, you won't have to wait long for answers. We'll give you a lending decision and a commitment in writing - within 24 hours of your first meeting with us. How can we be that fast? We've streamlined our loan processing system to keep you informed every step of the way, and to process your loan without a hitch.

Every loan is different.  We will let you know what paperwork we will need during the application and underwriting process.  Here are some examples of paperwork we might request:

	Sales contract on the purchase of your new home, If applicable
	Paystubs for last 30 days showing YTD earnings, name and social security #
	Last two years of W-2s
	Most recent two years tax returns with all schedules
	Year-to-date P&L statement and current balance sheet, if self-employed
	Most recent 3 months bank statements on all checking, savings, CDs, IRA accounts etc.
	Current landlord's name & address and 12 months cancelled rent checks
	Copy of sales contract, if you are selling your present home
	Complete divorce papers, if you pay/receive child support or alimony
	Relocation agreement, if you are being transferred into this area
	Bankruptcy papers, including discharge papers, if applicable
	Award letter and copy of most recent check, if you receive Social Security/retirement etc.
	Name and phone number of realtor and attorney
	A check for the appraisal and credit report costs
